If we don’t have good pictures that show us the property condition, we may ask for a 15 minute visual inspection of the property, and the timeframe would depend on when you can get us in. How long does it take to close a property transaction? Again, that depends. We have closed properties in 7 days, and some take 2-3 weeks. . It all depends on the the TITLE to the property. I can’t sit here and tell you that we can close EVERY property in 7 days, and neither can anyone else (or they’re making false promises…). The reason is because no one, and I mean NO ONE (who isn’t insane), buys property that doesn’t have clear title. We have to run a title search and that takes someone going down to the courthouse and making sure that the owner is in fact the owner, they have the legal authority to sell the house, and identifying who else might have a financial interest in the property such as banks, relatives, etc. A title search usually takes a week at best. So at a minimum, we can buy your property in as little as 7 days. If title issues arise, or there are big repairs we have to have a contractor look at, we may need more time. After all the paperwork is signed there is an extra day for the attorney to take the deed to the courthouse, record it, and send your money. Even in the worst case scenario, this is still much faster than putting your house on the MLS, waiting for offers, negogiating, and then waiting another 30 days for the buyer’s bank to approve their mortgage.

How Do You Calculate My Offer Amount?
That’s a great question. We have a very detailed method that we use to come up with your offer price. We don’t just make a number up out of a hat, or we’d go out of business really soon! We’ve been doing this for a while, so there is a method to our madness. It gets you the most money while still insuring we can make a profit and stay in business.
Step 1: The ARV
The first step we do is figure out what your house will sell for when we’re done renovating. We look at Bob’s house down the street that has a new roof, granite countertops, fresh paint – the works. We call that a comparable house, or “comp” in real estate lingo. Then we find 2 or 3 more like that and come up with an Average # that we’re comfortable the house will sell for. We call this the After Repair Value or ARV.
Step 2: Repairs and holding costs.
We arrive at a repair estimate through a combination of contractor estimates as well as historical costs from our past jobs. We also add in the cost of holding onto the house – things like insurance, utilities, interest, etc.
Step 3: Closing costs:
It costs us a lot to buy and sell houses. We usually pay seller’s closing costs when we buy the house, AND we pay buyer’s closings (or a large portion of them). We also have to pay an agent to help us sell the house, and the buyer’s agent. These costs can easily be 10-12% of the total ARV.
Step 4: Profit
We have to make money to be in business, and we make no bones about it. We’re doing this to feed our families and make a living. We want to make similar profits to what every other flipper makes in the area.
